1. Who we are

goldandtree-realestate.com is operated by Gold and Tree Real Estate, a property brokerage in Chiang Mai, Thailand. By using the site you accept these terms.

2. Listings and information

Every published listing has been checked in person by our team. We do our best to keep details accurate, but availability and prices can change; the contract you sign prevails. Currency conversions are indicative — all prices and contracts are in Thai Baht.

3. Listing your property with us

When you list with us you confirm that you own the property or are authorised to market it. We publish the property, not you: the website states only that a listing is held by Gold and Tree or by a partner agency, while your name and contact details stay in our internal records, visible to authorised staff only. Photos you send may carry a discreet Gold and Tree watermark with the listing code. A listing goes public only after our team has inspected the property in person. You may ask us to unpublish at any time; commission remains due on a deal introduced by us.

4. Long-stay rentals, the 6-month minimum and the non-refundable deposit

Furnished rentals booked through this site have a minimum term of six months (180 nights); the site prices the term you select. To confirm, you pay a booking deposit of 10% of the total, and the balance is paid as set out in the rental contract. The booking deposit is non-refundable in all cases — including cancellation by you, a change of dates, or not taking up the property. Cancelling releases the dates but no money is returned. Dates are held for 24 hours while you make the bank transfer; unpaid bookings expire automatically.

5. Fees and commission

Owners list for free. Our commission is due only when a deal closes: 3% of the sale price by default (an owner may offer more, agreed in writing), one month’s rent per one-year rental contract, and 15% of the booking value for long-stay rentals booked through the site. Co-broke deals with partner agencies are split between the agencies, never charged twice to you.

6. Accounts

Accounts use passwordless sign-in links or Google/LINE. Keep your email secure; you are responsible for actions under your account. We may close accounts used abusively.

7. AI assistant

Our LINE Official Account and website chat are answered by an AI assistant. It gives general information about published listings and passes your details to the team. It can make mistakes and does not give legal, tax or financial advice. Nothing the assistant writes forms a contract, reserves a property or fixes a price — anything that matters is confirmed in writing by a person before you pay.

8. No legal or financial advice

Guides, calculators and market figures are general information only. Obtain independent legal, tax and financial advice before buying, leasing or investing.
